San Francisco's only private island hits on the market for $25million - without running water, power, or wi-fi

The land in the Bay Area is hitting the market with a price of $25 million. This slice of heaven offers a high level of privacy, but it lacks running water, power, or Wi-Fi.

The only privately owned island in San Francisco Bay is now on the market for $25 million. However, the potential buyer is considering a lifestyle without access to water, power, and Wi-Fi

The currently uninhabited 5.8-acre island lacks these essentials, including a bathroom, leaving the future buyer faced with certain difficulties.

The island is located south of the Richmond-San Rafael Bridge, straddling the border between San Francisco and San Pablo bays. Accessible only by air or water, this makes 'property viewings' tricky.

The island was named Red Rock known as Moleta and Golden Roc, and has been periodically listed on the market since Selim E. Woodworth's 19th-century claim. However, it remains devoid of development.

 Chris Lim, the listing agent, characterizes the island as "collectible real estate" and notes past interest from princes and dignitaries. Despite these inquiries, the island has been under the ownership of Brock Durning since the death of his father, to whom ownership was granted by a business partner for a purchase price of $50,000.

Originally intended for camping and fishing by the Durning family from San Leandro, the island has been unvisited for several years, as Brock Durning now lives in Alaska. Although there were ambitious plans in the 1960s to construct a 20-story hotel, casino, and yacht harbor, the idea was to create such a furor that he dropped the plans.

Lim emphasizes that viewings are strictly by appointment, and according to the San Francisco Chronicle, added: “There is so much that is possible with this island."

This week, Brock Durning, who inherited the island from his father, listed it for the first time on a multiple listing service, placing the island on the market for $25 million

Red Rock's listing agent,  Chris Lim said that the Island viewing is by appointment only: 

'We can go by chartered yacht or boat, by seaplane or helicopter,' Lim said. 

'For those a bit more adventurous, we could go by Jet Ski or kayak or even paragliding.

'There is so much that is possible with this island. The views of San Francisco, Belvedere, the Oakland hills, and the Bay Bridge are incredible.'

Lim wanted to get to know his property to understand what he was selling. So, he took a private tour to spend an entire day on the island

Additionally, he is also interested in finding a potential buyer who recognizes the extremely rare nature of the property, whether for conservation or development potential.
